What is conveyancing?

Conveyancing is the legal process of transferring ownership when you’re buying or selling property. You’ll need the expert help of a licensed conveyancer or conveyancing solicitor to deal with the conveyancing process, which will begin once an offer has been accepted.

Your conveyancer will be responsible for organising conveyancing searches, liaising with the buyer/seller’s solicitor, exchanging contracts, transferring ownership with Land Registry and paying Stamp Duty on your behalf.

It’s almost impossible to attempt conveyancing without the help of a professional solicitor as it's such a complicated but crucial process. They have experience and expertise in dealing with the legal aspect of buying and selling property to ensure a smooth process.

How much does conveyancing cost?

In 2023, the average conveyancing fees in the UK were £2,239 for buying and £1,690 for selling. Solicitor’s fees are generally fixed or are relative to your house price, but they will vary depending on your conveyancer, your property value and if the property is freehold or leasehold.

Your conveyancing costs will be made up of the solicitor’s legal fee and conveyancing disbursements. Disbursements are third party costs such as conveyancing searches, which your solicitor will pay on your behalf. Conveyancing solicitors in London will tend to charge more compared to other cities in the UK.

Conveyancing fees for selling a house will be cheaper than buying as you don’t require the conveyancing searches. To ensure you get the best price for your conveyancing costs, it’s vital to compare conveyancing quotes with us.

How to choose a conveyancer?

You should only ever hire a licensed conveyancer or conveyancing solicitor that’s regulated by the following regulatory bodies:

  • Council for Licensed Conveyancers (CLC)
  • Solicitor's Regulation Authority (SRA)
  • Law Society Scotland (LSS)
  • Law Society Northern Ireland (LSNI)
  • Chartered Institute of Legal Executives (CILEx)

It’s also important to check the conveyancer’s reviews beforehand. When you get matched with up to 6 of our verified conveyancers, you can read their reviews from real customers before you make your decision.

Many people will hire a conveyancer based on a recommendation from family or friends. You should still check their reviews and compare quotes from a range of conveyancers to see if there’s a better deal out there.

How long does conveyancing take?

The conveyancing process usually takes 8-12 weeks, but can take longer if you encounter any delays. If you’re not part of a property chain or are a cash buyer, then the process will be much quicker.

Waiting for conveyancing searches and property survey results take up the bulk of the process, but it’s your conveyancer’s responsibility to keep the process moving. They will liaise with your mortgage lender and other parties to minimise disruption.

To ensure a smooth conveyancing process, you should ensure you’re prepared to hire a conveyancer once your offer has been accepted and have your deposit and documents in place to avoid delays.

What will appear in conveyancing searches?

Your conveyancer will order searches at the beginning of the conveyancing process. These include Local Authority Search, Environmental Search and Water and Drainage Search.

The searches will explore the local area surrounding the property to reveal if there's anything concerning that could affect the value of the property or the environment. Searches typically reveal any risk of flooding, ground stability concerns, high presence of radon gas and any contaminated land issues.
